Guaranteed On-Time Closing

Terms & Conditions

  • To be eligible for this promotion, the Guaranteed Closing On-Time agreement must be signed during loan application by both the borrower and loan officer.
  • Closing must be a minimum of 30 calendar days after the full application is received by Bluestar Mortgage, Inc (BSM).
  • Borrowers must provide any documents requested by BSM within 48 hours of request
  • Appraisal must be paid for within 3 business days of signed application
    • Appraisal inspection date must be within 5 business of appraiser contact.
    • Appraised value must be at or higher than the purchase price
    • There shall be no issues with the appraisal report that require the appraiser to re- inspect the property.
    • Property must be scheduled for inspection by property contact within 5 business days of appraiser contact.
  • All tax returns (business & personal) provided must be the EXACT copy of the tax returns filed with the IRS and filing must have been done at least 30 calendar days prior to loan application.
  • Any of the following actions taken by the borrower during the loan process will VOID the promotion
    • Credit Inquiry from anyone other than Bluestar Mortgage, Inc
    • Change of employment status
    • Any negative remarks on credit that effect credit (ex, late payment. new collection account, etc)
    • Any funds deposited into verified accounts that are outside of payroll deposits
  • Purchase agreement must not have any contingencies that extend more than 10 calendar days after it has been signed by all parties except the contingency that relates to the approval of borrower financing.
  • Any remaining underwriting conditions required from the borrower must be delivered to BSM no later than within 10 calendar days of closing. This promotion is not valid for FHA Loans
  • Regarding Lender Fees being waived. Lender Fees are: Underwriting & Processing
